Erie, Colorado - Town Development Fees

Town of Erie | Home-rule Town | Boulder County / Weld County line | Denver-Boulder metro | US-287 / Colorado 7 corridor

Erie is a fast-growing home-rule Town straddling the Boulder and Weld county line, northeast of Boulder and north of Broomfield, on the US-287 and Colorado 7 corridor within the Colorado Front Range. It is one of the more complete Colorado records in the ZoneFee inventory: the Town publishes a single adopted fee schedule covering impact fees, development review fees, water and sewer tap fees for its own municipal utility, and a metropolitan district service plan fee. Erie levies a full set of Colorado C.R.S. 29-20-104.5 impact fees under Municipal Code Title 2, Chapter 5, with a distinctive dual Transportation Facilities rate - a lower rate inside the Town Center and Historic Old Town overlay and a higher rate everywhere else. Because Erie operates its own water and sewer utility, a new single-family connection also carries substantial 2026 tap and raw-water fees. All amounts below are drawn from the Town of Erie adopted Fee Schedules page. Verify current amounts with the Town of Erie before relying on them.

Transportation Facilities is charged at two rates - a lower rate inside the Town Center Planned Development and Historic Old Town overlay, and a higher rate for property elsewhere in Town - so both are shown; do not collapse to one figure.

Water and Sewer Tap Fees

Source: Town of Erie adopted Fee Schedule, 2026 Commercial & Residential Tap Fees (Municipal Code Title 2, Chapter 10). Erie operates its own municipal water and sewer utility. A new single-family connection carries a water tap fee, a sewer tap fee, and a raw-water (fee in lieu of water dedication) charge - the last driven by Front Range raw-water cost - making Erie's all-in connection cost among the highest in ZoneFee's Colorado inventory. All tap and sewer fees are doubled for properties not within the Town of Erie municipal limits (serving them requires Town Council approval).

Water Tap Size 2026 Water Tap Fee 2026 Raw Water Fee 2026 Sewer Tap Fee
3/4 inch$17,290.00Residential $52,200.00 (commercial per permit)$8,860.00
1 inch$28,820.00Per permit$14,767.00
1.5 inch$57,630.00Per permit$29,533.00
2 inch$92,210.00Per permit$47,253.00
3 inch$172,900.00Per permit$88,600.00
4 inch$288,170.00Per permit$147,667.00
6 inch$576,340.00Per permit$295,333.00

A standard 3/4-inch residential connection is a $17,290 water tap plus an $8,860 sewer tap plus a $52,200 raw-water fee, roughly $78,350 all-in. Raw-water (Fee in Lieu of Dedication / Cash-in-Lieu of Water Dedication) charges provide the water rights necessary to serve a property; residential single-family raw-water amounts for lots 7,000 square feet or less are set in Municipal Code Section 2-10-6, and non-potable water is $17,410 per acre-foot. Commercial raw water is calculated per permit based on planned use. Authority: Town of Erie Public Works Department (Town-operated water and sewer utility).

Metropolitan District Service Plan Fee

Source: Town of Erie adopted Fee Schedule - Development Review Fees. A developer seeking to form a Colorado C.R.S. Title 32 metropolitan district within the Town submits a service plan for Town review. Metro districts are the standard financing vehicle for new Front Range subdivision infrastructure, and Erie publishes a scheduled Town review fee for them.

ItemFee
Metropolitan District Service Plan review$10,000 deposit + cost to Town (actual review cost)

Authority: Town of Erie. The applicant deposits $10,000 and pays the Town's actual review cost; the metropolitan district, once formed, levies its own assessments and fees through its own board.

Coverage Notes - What This Page Does Not Cover

Per ZoneFee's Partial-Verified Publication Standard, the items below were either closed by official-source review as not applicable, or presented with the caveats the source itself carries, rather than estimated or omitted silently. These items remain under limited-coverage review until these gaps are closed.

Effective date framing

The impact-fee and development-review fee tables on the Town's adopted Fee Schedules page carry no single explicit adoption date (impact fees are codified in Municipal Code Title 2, Chapter 5); ZoneFee presents those amounts as the current adopted amounts per the live official fee page. The tap-fee schedule is explicitly labeled 2026 and is presented as such. The underlying adopted Fee Schedule Resolution is maintained on the Town's document portal; the Fee Schedules page is the authoritative published presentation used here.

Fees doubled outside the municipal limits

All tap and sewer fees are doubled for properties not within the Town of Erie municipal limits, which require Town Council approval to serve. This page presents the in-Town rates; a project outside the limits should double the tap and sewer figures.

Proffers

Colorado has no proffer regime. Cash proffers are a Virginia and Maryland conditional-zoning instrument (Virginia Code Section 15.2-2303.4) with no Colorado counterpart. Colorado developer exactions run through C.R.S. Section 29-20-104.5 impact fees (captured in the impact fee section above), subdivision improvement agreements, and annexation and development agreements (captured under Development Review and Zoning Fees). Closed-search outcome: this fee family does not apply to this jurisdiction.

This page reflects fee data sourced from the Town of Erie adopted Fee Schedules page (impact fees, development review fees, 2026 tap fees, and metro district service plan), as of the last-verified date above. ZoneFee does not guarantee that fee amounts are current at the time you read this page. Fee schedules change. Erie charges impact fees at a dual Transportation rate (Town Center overlay versus elsewhere), operates its own water and sewer utility with substantial 2026 tap and raw-water fees that are doubled for properties outside the municipal limits, and charges a metropolitan district service plan review fee. Colorado jurisdictions do not use Virginia-style cash proffers.
