Impact Fees

Aubrey operates its own water and wastewater utility and levies water and wastewater impact fees per living unit equivalent (LUE) under Texas Local Government Code Chapter 395, collected at 50 percent of the maximum. The City also administers a roadway impact fee assessed by service area and ITE land use.

A living unit equivalent represents the demand of one standard connection; larger meters and higher-demand uses are assessed as multiple living unit equivalents. The roadway impact fee is assessed from a service-area and land-use table, so amounts vary by ITE land use and by Service Area 1 or Service Area 2; the single-family detached, office, and shopping center rows above are representative entries. Water and Sewer Tap Fees

Authority: City of Aubrey Public Works Utility. Larger water connections run to 6 inch and larger sewer connections run to 10 inch in the codified schedule; miscellaneous charges (connection fee, reconnect, meter box, endpoint) also apply. Utility service deposits are not development fees and are excluded here.

Developers assessing the roadway impact fee for a specific ITE land use should confirm the applicable service area and per-unit amount directly with the City.

Special district fees

No special-district (municipal utility district, public improvement district, or municipal development district) dollar fee line item appears in the codified Appendix A Fee Schedule. Aubrey has a Municipal Development District but publishes no development fee schedule for it. In Texas, public improvement district formation costs under Local Government Code Chapter 372 and municipal utility district formation costs under Water Code Chapter 54 are recovered through the district itself or a negotiated development agreement, not through a standardized per-application city fee.
