Hickory Creek, Texas - Town Development Fees
Town of Hickory Creek | Denton County | Dallas-Fort Worth north | Lake Cities on I-35E and Lewisville Lake
Hickory Creek is a Lake Cities town on the north shore of Lewisville Lake along I-35E in Denton County, in the Dallas-Fort Worth area. The Town sets its own zoning, platting, site plan and engineering review fees, but it does not run a water or sewer utility: the Lake Cities Municipal Utility Authority and, in one southwest area, Harbor Grove Water Supply Company provide that service. The fees below are captured from the Town Master Application and Fee Schedule, adopted June 24, 2024, which remains the schedule linked from the Town website. Verify current amounts with the Town of Hickory Creek before relying on them.

| Zoning change, per acre | $50 |
| Zoning change, maximum fee | $3000 |

Infrastructure inspection deposit
The schedule requires an infrastructure inspection deposit of $2500 per acre under review. The Town refunds the balance after deducting staff review time at $75 per hour and any actual outside engineering review or inspection expenses, within 60 days of final inspection, and invoices for costs in excess of the deposit.
Water and Sewer Providers
Source: Hickory Creek Comprehensive Plan, City Services and Facilities (p. 15): "Water and Wastewater services for properties within Hickory Creek are largely provided by the Lake Cities Municipal Utility Authority (LCMUA)... The only area within Hickory Creek that is not serviced by the LCMUA is a portion in the southwest where Harbor Grove Estates is located. This area receives water from the Harbor Grove Water Supply Company."
Because the Town does not operate a water or sewer utility, it publishes no water or wastewater impact fee and no tap or connection fee. The Town fee schedule has no impact fee line, and the adopted 2026-2027 budget shows no impact fee revenue or fund. Water and sewer tap, connection and any impact fees are set by LCMUA or Harbor Grove Water Supply Company; their schedules are not captured on this page.
