Impact Fees

Keller levies water, sanitary sewer, and roadway impact fees under Texas Local Government Code Chapter 395. The roadway impact fee is split between Service Area A (North) and Service Area B (South) by land use. Because Keller receives treated water through the City of Fort Worth system, a City of Fort Worth Water Impact Fee is collected in addition to Keller's own water impact fee (effective April 1, 2017).

The roadway impact fee assessed on a development is the collection rate per dwelling unit or per 1,000 square feet of gross floor area (GFA) for its land-use category, differentiated between Service Area A (North) and Service Area B (South). The water and wastewater impact fees rise by meter size and are capital-recovery fees distinct from the one-time service tap charges below. The stacked City of Fort Worth Water Impact Fee is a pass-through collected on new construction because Keller purchases treated water through the Fort Worth system; that amount follows the current Fort Worth rate schedule and is not set by Keller.

Water and Sewer Tap Fees

Authority: City of Keller Public Works. Water tap and meter charges are tiered by Short versus Long installation and by meter size. Outside-city taps and 3 inch or larger meters are handled case-by-case (actual meter cost plus service charge) by the Director of Public Works.
