Impact Fees (Water, Sewer, and Roadway)
Source: Town of Northlake code, Appendix A, Section A4.002 (Water and Sewer Impact Fee Schedule), Ord. 25-0911B adopted September 11, 2025, with Year 1 rates effective October 1, 2025 and Year 2 rates effective October 1, 2026. Northlake imposes Texas Local Government Code Chapter 395 impact fees across two water service areas. Amounts below are the Year 1 rates by meter size.
| Meter Size (North Service Area) | Sewer | Water | Total |
|---|---|---|---|
| 5/8 in. (equivalency 0.67) | - | $7,302.33 | |

| 1 in. (equivalency 1.67) | - | $18,201.33 | |
| 2 in. (equivalency 5.33) | - | $58,091.67 | |
| 6 in. (equivalency 45) | - | $490,455.00 | |
In the South Service Area, the 3/4-inch impact fee is $6,731 sewer plus $20,834 water, plus a City of Fort Worth pass-through of $4,236 (Note (1): subject to change as determined by the City of Fort Worth).
Roadway impact fees are also administered under Chapter 9, Article 9.03, Division 3 (Ord. 16-1208B, December 8, 2016, updated by Ord. 22-0127B, January 27, 2022). The service unit is a PM peak-hour vehicle-mile, assessed and collected at building-permit issuance under Section 9.03.071. The per-service-unit maximum values are set in the external "Master Thoroughfare Plan, Roadway Impact Fee Update, Northlake, Texas" (Halff Associates, January 2022, Exhibit A to Ord. 22-0127B, on file with the town secretary) and are not reproduced in the code. See the impact fees guide for how Chapter 395 works.
Coverage Notes - What This Page Does Not Cover
Per ZoneFee's Partial-Verified Publication Standard, the items below were either not published as a specific dollar figure in the Town's official sources or are not administered by this jurisdiction. They are disclosed here rather than estimated, paraphrased from a non-official source, or omitted silently. These items remain under limited-coverage review until any remaining gaps are closed from official sources.
Currency caveat
The zoning, tap, and impact fees on this page derive from the Town of Northlake code, current through May 28, 2026, with the governing fee ordinances noted in each section. Fee schedules change. Confirm current amounts directly with the Town of Northlake before relying on them.
Roadway impact fee per-unit rates
The roadway impact fee is administered under Chapter 9, Article 9.03, Division 3, but the per-service-unit dollar values are set by an external January 2022 study (Halff Associates) incorporated by reference and on file with the town secretary rather than printed in the code. ZoneFee does not assert a specific roadway per-service-unit figure on this pass. Closed-search outcome: request the current roadway impact fee schedule directly from the Town.
Special district fees
Northlake overlaps numerous Denton County (and some Tarrant County) Municipal Utility Districts, Public Improvement Districts, and Fresh Water Supply Districts (Harvest, Pecan Square, Canyon Falls, and others), plus Denton County ESD No. 1. MUD assessments (Water Code Chapters 49 and 54), FWSD assessments, and PID assessments (TLGC Chapter 372) are levied by the district, not through the Town fee schedule. Closed-search outcome: not administered by this jurisdiction.
Proffers
Cash proffers are a Virginia statutory instrument under Virginia Code Section 15.2-2303.4 with no Texas counterpart. Texas exactions run through Local Government Code Chapter 212 (subdivision and development) and Chapter 395 (impact fees). Closed-search outcome: this fee family does not apply to this jurisdiction.
