Coverage Notes - What This Page Does Not Cover

Per ZoneFee's Partial-Verified Publication Standard, the items below were either not published by this jurisdiction as a dated fee schedule, not administered by it, or do not apply. They are disclosed here rather than estimated, paraphrased from a non-official source, or omitted silently. These items remain under limited-coverage review until any remaining gaps are closed from official sources.

Impact fees

Exhibit A to Ordinance No. 855 has no impact fee line, the superseded Ordinance No. 798 schedule had none, and Ordinance No. 856 sets water and wastewater rates only. No adopted impact fee schedule was found. Closed-search outcome: unavailable via official sources.

Special district fees

The City has a Tax Increment Financing Zone 1, but no assessment or developer fee is published, and Exhibit A has no PID, MUD, TIRZ or TIF line. A TIF zone is a tax-increment financing tool, not a developer fee. Closed-search outcome: unavailable via official sources.

Other zoning rows

Some zoning rows on page 18 of Exhibit A, including the specific use permit row, are not listed here because their labels and amounts could not be paired reliably from the published packet. Ask the City of Everman for those amounts.

Building permit fees

Building and trade permit fees also appear in Exhibit A. Building trade permit fees are outside the scope of this page.

Proffers

Cash proffers are a Virginia statutory instrument under Virginia Code Section 15.2-2303.4 with no Texas counterpart. Texas exactions run through Local Government Code Chapter 212 (subdivision and development) and Chapter 395 (impact fees). Closed-search outcome: this fee family does not apply to this jurisdiction.
