Wastewater Impact Fee

Source: Village of Salado Ordinance No. 2019-20 (adopted November 4, 2019), amending Ordinance No. 2018-12, and the Village Wastewater Ordinance, Ordinance No. 2019-06, Section 5(B). Ordinance No. 2022-05 later amended only the wastewater rate table (Attachment B) of Ordinance No. 2019-06, and the Village Wastewater Service page still cites the Section 5(B) impact fee.

ItemAmount / Rule
Wastewater impact fee$5,152 per LUE (increased from $3,750 by Ord. No. 2019-20)
When payablePrior to initiation of service, by all properties to be connected to the Village sewer system (Ord. No. 2019-06 Sec. 5(B))
Payment termsLump sum, or yearly installments over up to four (4) years under an Impact Fee Installment Agreement
LUE determinationFor properties not receiving water service from Salado Water Supply Corporation, by the LUE Conversion Chart (Ord. No. 2019-06 Attachment A)
ExemptionA property in the initial service area does not pay impact fees for improvements existing on the property as of October 17, 2019 (Ord. No. 2019-20 Sec. 2)

This is the most recent adopted amount found. It dates from 2019, and Texas Local Government Code Chapter 395 requires periodic updates of the land use assumptions and capital improvements plan behind an impact fee, so confirm the current amount with the Village before relying on it.

Sanctuary East PID Assessments

Source: Sanctuary East Public Improvement District 2025 Annual Service Plan Update, dated August 7, 2025, Exhibit A to Village of Salado Ordinance No. 2025-17 (adopted August 7, 2025). The district was created by Resolution No. R-2023-03, and assessments were levied by Ordinance No. O-2024-01. These assessments apply only to lots inside the Sanctuary East PID, not village-wide.

Coverage Notes - What This Page Does Not Cover

Per ZoneFee's Partial-Verified Publication Standard, the items below were either not published by this jurisdiction as a dated fee schedule, not administered by it, or do not apply. They are disclosed here rather than estimated, paraphrased from a non-official source, or omitted silently. These items remain under limited-coverage review until any remaining gaps are closed from official sources.

Zoning and plat fees

The only current plat fee amounts on the Village domain are inline text on the online Development Application form, with no effective date or adopting ordinance. The development fee ordinances in the Village ordinance index are older (Ordinance No. 2015-05, February 2015, and earlier zoning fee ordinances). Under ZoneFee's dated-source rule these undated amounts are not published. Closed-search outcome: unavailable via official sources.

Utility tap and connection fees

Water taps are not a Village fee: water is provided by Salado Water Supply Corporation under a Village franchise. The Village wastewater connection charges found (application fee, security deposit, inspection at actual cost, and a capacity reservation fee) are cited to 2019 ordinances, and the reservation fee provisions of Ordinance No. 2019-08 were not reconciled, so no current dated wastewater connection schedule is published here. The wastewater impact fee is shown above. Closed-search outcome: unavailable via official sources.

Proffers

Cash proffers are a Virginia statutory instrument under Virginia Code Section 15.2-2303.4 with no Texas counterpart. Texas exactions run through Local Government Code Chapter 212 (subdivision and development) and Chapter 395 (impact fees). Closed-search outcome: this fee family does not apply to this jurisdiction.

This page reflects fee data sourced from Village of Salado Ordinance No. 2019-20 (wastewater impact fee) and Ordinance No. 2025-17 (Sanctuary East PID 2025 Annual Service Plan Update). ZoneFee does not guarantee that fee amounts are current at the time you read this page. The impact fee dates from 2019, and PID assessments apply only inside the Sanctuary East district and are updated each year.
