Verified Development Fee Calculator

Choose a jurisdiction and add one or more land uses. The calculator applies only fee schedules ZoneFee has verified from official government sources, shows the arithmetic and the source for every line, subtotals each fee category, and lists every fee it could not calculate. The total is the sum of verified calculated lines, not the full cost of developing a project.

Calculate verified fees

9 jurisdictions whose current schedules ZoneFee could map line by line. Every other jurisdiction is listed on its own fee page.
Schedules are chosen by this date. Use the date the fee is set or assessed (often the permit application or issuance date); a date outside a schedule's effective period is not calculated.
Mixed-use projects and projects in more than one service area: add one use per land use or area.

How the calculation works

  • Verified amounts only. Every rate comes from a published ZoneFee record that cites the official schedule, and an automated check fails the site build if a calculator rate does not appear in that record or its schedule has expired.
  • The schedule's own basis. Fees are applied per dwelling, per room, per lot, per acre, per square foot, per 1,000 square feet, per water meter or as a flat amount, exactly as the schedule states. Size tiers, service areas, meter sizes and providers are applied only after you choose them.
  • Unknown is not zero. A fee that depends on an unanswered question, an unsupported size, or a schedule that does not cover the fee date is listed under "Fees not calculated" with the reason. A $0.00 line appears only where the official schedule prints $0.
  • Line-by-line arithmetic. Each line is calculated in whole cents and rounded once, half up. Acreage is rounded up only where the schedule says "or portion thereof".
  • Not applied. Credits, exemptions, vesting and grandfathering rules, refunds and negotiated agreements are listed for confirmation, never deducted automatically.
  • Not a project cost. Permit, plan review, inspection, utility construction, infrastructure and any fee not listed are outside the total.
